European property finance.

I am Islay Robinson, CEO and Founder of Enness Global. I work on European property transactions where the borrower, property and source of wealth span different countries, with the Enness team and local professional advisers.

A personal approach to cross-border borrowing.

A property purchase in France can raise different financing questions from a purchase in Spain or Switzerland. The borrower’s residence, income currency, ownership structure and the property itself all need to be considered in the relevant market.

My involvement focuses on the parts of a transaction that need coordination: understanding the client’s wider position, identifying an appropriate lender and working with legal and tax advisers on the proposed structure. Those advisers provide the local legal and tax advice.

My work includes transactions in France, Monaco, Italy, Spain, Portugal and Switzerland. Availability depends on the particular country, property and borrower; a lender’s willingness to lend in one market does not establish what it will do in another.

Read the €1.26 million French mortgage case for an example of how income structure can affect a property purchase. Past cases are illustrations, not offers.

How I approach a European property case

The work starts with the jurisdiction and the client’s circumstances, then brings the lender and professional advisers into the same process.

  1. 01

Start with the country and property

I establish the property location, planned use, ownership and timetable, alongside the client’s residence and wider financial position.
  2. 02

    Review income and currency

With the Enness team, I assess how income, assets and existing borrowing are held and which currencies are involved.
  3. 03

    Coordinate with local advisers

Legal and tax advisers assess the proposed ownership and local requirements. Their advice informs the financing approach.
  4. 04

    Compare suitable lenders

We assess lenders operating in the relevant market and compare the structure, conditions, costs and documentation they require.
  5. 05

    Manage the application

We coordinate evidence, valuation and underwriting enquiries with the lender and advisers. The lender makes its own credit decision.
  6. 06

    Plan for completion

The lender and local legal professionals confirm when conditions are satisfied and funds can be released. The process and timetable vary by jurisdiction.

His work includes France, Monaco, Italy, Spain, Portugal and Switzerland. The property location is only a starting point: residency, income, ownership and current lender appetite determine whether a particular case can be considered. Availability is assessed individually.

No. Lender criteria, documentation, legal security and completion processes vary by country. Currency differences can also affect affordability and repayment costs. Local legal and tax advisers should assess the proposed ownership and transaction before commitments are made.

Send the country and property location, purchase price or estimated value, approximate borrowing requirement, residence, income currency, intended ownership and timetable. Identify any local legal or tax advisers already involved. We can then establish the information needed to assess lender options.
