My network and relationships.

I am Islay Robinson, CEO and Founder of Enness Global. Since founding Enness in 2007, I have built relationships with lenders, private client advisers and entrepreneurs through work on large UK and international financing cases.

Relationships built through experience.

A useful relationship is built through working together: understanding how someone thinks, what they can deliver and when their expertise is relevant. That is how I have developed my network, and how I use it on behalf of clients.

Lenders and decision-makers

My work brings me into regular contact with private banks, specialist property lenders and private credit providers. Understanding their appetite and how they assess a borrower helps me identify where a case deserves a detailed conversation.

I work with the Enness team to present the financial picture clearly and address the questions that matter to the lender. A strong relationship supports that discussion; the lender still makes its own credit decision.

Private client advisers and family offices

A property transaction often sits within a much wider plan. Ownership, tax residence, business interests and family priorities can all affect the financing approach.

I work alongside clients’ existing lawyers, tax advisers, family offices, wealth managers and property advisers. My role is to coordinate the financing with their work, with each professional advising in their own area. Where another specialist is needed, I can consider a relevant introduction.

Entrepreneurs and founders

Building Enness since 2007 has given me first-hand experience of running a business through changing markets. I also co-founded a European bridging lender in 2021 and subsequently exited it.

That experience informs how I approach conversations with founders whose personal finances are closely connected to their businesses. I understand why retained profits, irregular income, a future sale or a demanding timetable can make an apparently simple borrowing request more involved.

Thoughtful introductions

I start with the problem a client is trying to solve. An introduction should have a clear purpose, with the relevant experience, location and working relationship considered before people are brought together.

Clients can approach me directly or through an existing adviser. We agree who needs to be involved and what information needs to be shared. The next step may be my personal involvement, a specialist colleague at Enness or a conversation with another professional.

Recognition and published commentary

My Spear’s 500 profile lists me as Top Recommended for Debt Advisory in 2026. I also contribute to property coverage, including Tatler’s January 2025 article on London’s prime property market.

Questions about working with my network

Islay’s work involves private banks, specialist lenders and private credit providers, alongside lawyers, tax advisers, family offices, wealth managers, property advisers and entrepreneurs. He draws on these relationships for relevant client work through Enness Global.

Yes. Islay works alongside a client’s existing advisers and the Enness team, coordinating the financing with their legal, tax, property or wider financial work. Each adviser remains responsible for their own professional advice.

Yes. Explain the issue, location and expertise you need. Islay can then consider whether a relevant introduction would be useful. Any introduction depends on the circumstances and the other professional’s willingness and availability to assist.

Islay is personally involved in selected large, international or complex financing cases where his experience and relationships can help. An initial conversation establishes whether he or a specialist colleague at Enness is best placed to take the matter forward.

Start with the conversation

If you have a financing question, a client situation or a professional introduction to discuss, tell me what you are trying to achieve, which locations are involved and who is already advising you.

I will help establish the relevant next step and whether the matter calls for my personal involvement or a specialist colleague at Enness.
